Northlake Estates in Flower Mound TX
By The Buehlers and Associates
The idyllic location of homes in the Northlake Estates neighborhood on the shores of Grapevine Lake in the City of Flower Mound, Texas is a wonderful Mecca and retreat from the bustle of the Dallas/Fort Worth Metroplex. Money magazine selected Flower Mound real estate as a Best Places to Live in the nation for many reasons including great schools, access to employment, abundant recreational options, the small-town atmosphere, and the extraordinary natural setting.
There is really a mound of native wildflowers and grasses 50-feet high and extending over 12 acres called the Flower Mound by settlers in the 1840s to identify the area. Today, it is a historic marker near the town’s center.
The stunning Flower Mound TX real estate included in Northlake Estates is less than a mile from camping, picnic, and boating facilities on the 7,300-acre lake along with popular trails for hiking, biking, and horseback riding that extend into the City. The position in the heart of the Metroplex in south Denton County makes Flower Mound real estate a favorite for sailing and windsurfing enthusiasts and people who love to be outdoors. The freshwater lake approximately 20 miles northwest of Dallas was created in 1952 by the U.S. Army Corps of Engineers when they dammed Denton Creek for the purpose of flood control and to act as a water reservoir. The lake’s secondary function is providing recreation and natural land area for the community.
The Northshore Trail and other trails for hiking and biking extend around the eastern part of the lake at the dam offering hikers sandy terrain and steady climbs. The western parts, from Little Pete’s over to Twin Coves Park, feature ankle-deep sand mixed with exposed sandstone. Short, steep climbs challenge the ability and control of seasoned biker riders.
Can there be too much of a good thing? After experiencing extraordinarily fast population growth in the 1990s, the City adopted a growth -management plan that continues to promote economic growth but reduced residential building density in order to preserve the town's beautiful natural setting and small-town lifestyle. The recent average sale price of pre-owned, single-family homes was $300,000 and prices for luxury homes may top $2 million. The 2007 property tax rates are 2.02 to 2.12 percent of tax appraisal value. The population is estimated to have topped 61,000 at this point.
With thriving economies in surrounding communities as well at the Metroplex, residents may choose employment in several industries and professions. The median annual household income is $95,400. Major universities and colleges throughout the region offer world-class educational experiences. Residents who commute from the central part of the City can expect the drive to be approximately 24 minutes to Dallas/Fort Worth International Airport, 26 minutes to the Las Colinas business center, 34 minutes to downtown Dallas. Others choose to commute on bicycles, taking advantage of the moderate climate.
